3 Must-Do HVAC Checkups Before Buying a Home

Home-ownin’ ain’t easy — that’s for sure! With so many new exciting opportunities, also come an overwhelming amount of new responsibilities. Fortunately, when it comes to the HVAC front, there are several simple “checkups” you can do before signing on that dotted line and purchasing a home that can make your homeowner responsibilities a little easier down the line.

  1. Visual Inspection: Sounds like a no-brainer, right? You’d be surprised how many first-time home buyers don’t think to check out the HVAC equipment. Find out where the furnace, boiler and central air unit are hiding, and make sure they’re not looking run down or making any strange noises when in use. While you’re at it, check out the energy label, which should help give you an idea about its age and efficiency.
  2. Maintenance Inspection: Ask the homeowner the age of each HVAC component, and what repairs and regular maintenance has been performed on them. You want to know that your equipment is not nearing the end of its lifespan, and that it’s been well preserved and taken care of regardless. Remember that even a brand new furnace can be faulty if it hasn’t received proper TLC!
  3. Test Inspection: Finally, give those HVAC systems a whirl! Check out the thermostat. If the home is set to 75°F, does it feel that way? Walk around to each room and test for comfortability. If you notice one room is warmer or cooler than another, inquire with the homeowner about why that would be. It would be a shame to have to rezone or add an additional unit without knowing beforehand!
