Avoid These New Homeowner Mistakes at All Costs

You’ve sealed the deal on your very first home, paid the moving company to transport your belongings, and here you stand in the entryway of the most expensive purchase of your lifetime: You’re a new homeowner, and you deserve to be proud! That being said, here are five important homeowner tasks that you don’t want to mess up once you’re all settled in.

 

#1: Ignoring the fire and carbon monoxide threat.

Please don’t! These threats are very real. In fact, a total of 1,345,500 house fires were reported in 2015 alone and more than 150 people die from carbon monoxide poisoning each year. As a general rule, you should have working detectors installed on every level of your home, especially right outside the bedrooms.

#2: Assuming your windows and doors are energy efficient.

Check for drafts and air leaks, and try to find out the last time your windows and doors were replaced. Small air leaks from window and door frames are the leading cause of heat loss and hiked energy bills in the winter.

#3: Forgetting about the furnace filter.

You must remember to change your filters — no ifs, ands or buts about it! Your HVAC unit’s efficiency depends on its ability to distribute clean, temperature controlled air throughout your home. A dirty filter will significantly limit its capabilities and cost you more money in the long run.

#4: Not taking advantage of tax credits.

Did you know that installing certain appliances makes you eligible for an annual tax credit? That’s right, now through December 31, 2016 you can earn “10% of cost up to $500 or a specific amount from $50-$300” when you purchase any of these approved Energy Star HVAC units.

#5: Failing to set aside emergency funds.

Among other things, a burst pipe, a faulty furnace, or an overdue air conditioner unit can all cause problems down the line. Make sure you factor in some savings for the unexpected — especially when you first move in. You never know what kind of neglected issues you may find lurking!
